Ambitious New Landmark to Tower Over Brisbane

Fifteen years after assembling a 11,569sqm site in Brisbane, ISPT has unveiled plans for a 42-storey commercial tower at 150 Elizabeth Street, positioned above the heritage-listed Regent Theatre and neighbouring properties, including Wintergarden, Zara, and the Hilton Hotel. This project completes the transformation of this key city precinct.

ISPT, a superannuation-backed property investor, is revitalising Brisbane’s CBD, following the $500-million upgrade of Uptown. The tower will feature an eight-storey podium linking the hotel, carpark, and retail spaces to the heritage fabric of the Regent Theatre. Designed by Wardle, the office tower will offer premium spaces with floor plates ranging from 1344sqm to 2077sqm, and include pocket gardens, terraces, and balconies.

With a total floor area of 59,224sqm, the building will incorporate three auditoriums and retain key heritage elements, such as the Regent Theatre’s grand marble staircase and foyer. The development will also activate rooftop spaces, linking 155 Queen Street, Wintergarden, and the Hilton Hotel with landscaped areas and city views.

Place Design Group’s town planning report describes the development as a catalyst for urban revitalisation within the city block bounded by Albert, Elizabeth, Edward, and Queen streets. “This precinct-wide approach harmonizes existing uses with new development, fostering a cohesive and unified outcome for the site,” the report states.

Expected to commence next year, pending approvals, the project reflects ISPT’s ongoing commitment to adaptive reuse of heritage buildings, with previous projects including Melbourne’s GPO. ISPT currently manages $22.2 billion in funds and 140 properties across Australia.
